POINTS OF DIFFERENCE.

If you need assistance selling your house, then I'm certainly willing to meet with you to discuss my proven "17 Point Marketing Plan" and to see if we "hit it off." When we make the commitment to work together, I have three choices of levels of service from which you can choose: hourly consulting; enhanced program; or "Smart Move" program.

Talk is cheap. That's why I've developed the detailed forms and procedures to show you that I have a proven plan that works. I add credibility to my business with presentations, marketing pieces, Internet tools and anything else that will give us an edge over our competition.

Five minutes of "Show Me" is better than an hour of "Tell Me." Instead of telling you what I'll do to market and help you sell your house; I'll show you the exact choices of marketing pieces we can use to announce to the neighbors that your house is on the market. To tell the best agents we've just listed your house for sale. To enlist the help of your friends to find a buyer plus the VisualTour@ CD and the marketing sheet available that every buyer will be able to take with them as they look at your house.

The single most valuable marketing piece I use is the complete pre-listing package delivered to potential sellers prior to my listing presentation. This will prepare you to be aware of all the things I do to market your house for sale. Nothing can do more to pre-condition potential sellers about my techniques and qualifications than my pre-listing package.

I've included some of the forms I use when working with sellers so you'll be prepared when we meet. Don't worry about completing any of the forms now because I'll provide a comprehensive, personalized pre-listing package two to three days before our meeting. This will give you an opportunity to review the information and complete your "homework." This is the manner in which I operate my business. If a potential seller can't spend several hours preparing for our initial meeting, then that seller may not be ready to make the determined commitment. The challenges of marketing a home for sale, negotiating the terms and then "taking" the sale through the escrow and title process are detailed and time consuming. As conductor of the orchestra my job is to make certain what's supposed to happen does, in fact, happen...and on time.

Communication is extremely important in our business relationship which is why I've included the personality trait information. This is a program that is now being used by many of my Certified Residential Specialist (CRS) peers throughout the United States. We learned of this system several years ago. I've been using it ever since and believe it's very helpful to me.

By the way, my consulting fee is $85/hour and I bill for any portion of that hour. My professional service fee for the enhanced program is six percent of the property sales price. And I do not negotiate my service fee except for repeat clients or properties priced over one million dollars. My service fee increases to seven percent of the property's sales price for my "Smart Move" program.
